<p>Are you interested in real estate business? It sure is tempting, but what are the pitfalls? What should a new investor know before putting money into real estate? </p>
<p>There is one mantra that successful real estate investors live by: &#8220;buy low &#8211; sell high&#8221;. How can you apply this to your investment strategy? </p>
<p>1. Dont get oversold: New investors can easily get caught up in the sale. Without experience or a background in real estate you may think your instincts are good and quickly get in over your head. Investment properties need to be undervalued and you need to do your research first. Don&#8217;t plan to buy without spending a lot of time comparing values. Your goal is to purchase an undervalued property which can take time and experience to spot. </p>
<p>The best way to determine the true value of a property is by comparing similar properties and noting the common features. The properties must be in the same area since location can drastically affect price range. </p>
<p>Take note of the features and failings of each property, how long they&#8217;re on the market and the price they sell for. Once you have a good understanding of the value of properties you will be able to tell when a property is undervalued &#8211; perhaps because a quick sale is needed or the seller is inexperienced. Don&#8217;t hesitate to barter for the best deal possible. </p>
<p>2. Know your market: You&#8217;re not buying for yourself so spend time noting the trends in the market. You can often find data in the local real estate papers listing the percentage of growth for various properties in the area over the past year. </p>
<p>Keep an eye on what&#8217;s moving quickly through the market and what features are promoted in new constructions. You can use this information to make your upgrades as market friendly as possible. </p>
<p>Be careful not to make the mistake of renovating to your personal tastes. Use neutral palettes and current styles to appeal to the broadest market. </p>
<p>3. Know your budget: The more time you spend researching the costs of your venture, the higher the profits you will see. Know how much you can spend, the price of materials and labor and the time frame to have it completed. Some experts would tell you to double or triple that amount. In any case, the more research you do the more accurate your budget will be. </p>
<p>Don&#8217;t get swept away in the process either; concentrate on the most profitable renovations. Kitchens and bathrooms are important. Adding French doors or updated lighting can also be a good investment. A fresh coat of paint is a must. </p>
<p>You have to do your home work before entering real estate business because investing in real estate is a financial business. Plan your investment like a business; make well researched decisions, stick to a budget, don&#8217;t let personal preferences get involved, and you&#8217;re ready to make some money!</p>

<p>What exactly is an investment property?  Since this is real estate investments 101, we will explain.  An investment property is a piece of real estate you invest in with the objective of earning a return.  Primary residences are not considered investment properties because the primary purpose of such real estate is to provide a place to live. Common investment properties include rental homes, apartments, condos, townhouses as well as commercial properties such as business or industrial parks and shopping centers. </p>
<p><b>2. <a href=http://www.oneminutemillionaire.com/affiliate/glossary/depreciation.asp >Depreciation</a></b></p>
<p>Depreciation is a fancy business way of saying something is decreasing in value.  Investment properties may experience depreciation, because typically as a building ages the value of the physical building depreciates.  It is important to note the actual depreciation realized is related specifically to the value of the physical building. Historically, real estate prices seem to follow a positive trend.  How can this be if old buildings have experienced severe depreciation and thus are worth less today than 20 years ago?  We must look at the whole equation.  The value of the land is integrated into the equation as well, and traditionally land increases in value. Thus, when we look at   investment properties, we normally see an increase in value thanks to the seemingly continuous appreciation of the land the building was built on.</p>
<p><b>3. <a href=http://www.oneminutemillionaire.com/affiliate/glossary/land-contract.asp >Land Contract</a></b></p>
<p>A land contract is fairly simple.  When you are looking to invest in some property, you will negotiate a price for the land.  The written manifestation of these verbal negotiations is a land contract.  The land contract for the investment property outlines the terms of the agreements, such as the monthly payments, interest rate, and maturation date of the loan.   </p>
<p><b>4. <a href=http://www.oneminutemillionaire.com/affiliate/glossary/land-auction.asp >Land Auction</a></b></p>
<p>You might have heard other real estate investors talk of a land auction. A land auction is one way of buying an investment property.  In a land auction, land is auctioned off to the highest bidder.  Often times one can score a real deal on property auctioned off in such events.  Upon winning an auction, you can then sign a land contract for the property and hope your investment property experiences appreciation, rather than depreciation, so that you can cash in on your increased equity a few years down the road. </p>
<p><b>5. <a href=http://www.oneminutemillionaire.com/affiliate/glossary/lien.asp >Lien</a></b></p>
<p>Before buying an investment property you will want to make sure the property does not have a lien against it.  A lien is basically legalese for a claim against the property.  A lienholder owns a legal right to extract their money from a property should the borrower default. Thus, if you buy a property that has lien on it, and the person you bought the property has defaulted on their loan, you may find yourself in second standing for right to the property behind the bank that has the lien. It is important to do your due diligence and ensure you are not setting yourself up for a fall by investing in property that can be claimed by others. </p>

<p>Keep in mind that real estate investment can become rather complex.  However, if you gain a good grasp on the fundamentals of investing, such as depreciation, liens, and land contracts and auctions, you will be in a position to earn a positive return on your investment property for many years to come.</p>

<p>But you have to know that this is simply an investment, and with investments come risk. If you don&#8217;t know what you are doing, you could loose a lot.</p>
<p>Investing in real estate takes forethought and preparation. It could be broken into two parts: choosing your investment and exiting your investment.</p>
<p>Choosing your investment</p>
<p>Beginning investors should start with a small project. For example, Justin has been involved in real estate for over ten years now, and has invested in many commercial and residential properties. He has found that the key to his investments are to purchase in a good location.</p>
<p>Justin started with a simple duplex, which he later refinanced to buy a four-plex. He painted and made a few changes to the four-plex, and sold it for a seven-plex. He also bought another four-plex. He renovated the units and made minor repairs and sold it for a decent return.</p>
<p>He found that fixer-uppers really work well if you live nearby and can do most of the work yourself. This cuts your expenses. Justin learned with each investment and learned to be conservative. Don&#8217;t let the dollar signs rush you into anything.</p>
<p>Whether you are looking to buy a house, a duplex or an apartment complex, you need to carefully review the property&#8217;s economics. Are the rents you plan to charge reasonable? Are your expenses correct? Can you live with the cost of the mortgage? What happens when a unit is empty? Do you still have enough income?</p>
<p>You may not want to be a landlord and prefer to buy a house, fix it and flip it. While you can make a lot of money if you are wise, there are still a lot of issues involved. You have to look at the neighborhood, the market and the budget you have for repairs. Do you have enough money to pay the mortgage if the property does not sell quickly? What if you have to go over budget on necessary repairs? What if things are uncovered that devalue the home? What will you do then?</p>
<p>Large cities tend to be better investment areas than small towns because there are more tenants and buyers. Communities on freeways are attractive as investments due to the access to metro areas. Vacation areas and towns are also fairly stable.</p>
<p>Exiting your investment</p>
<p>Things happen. The economy, interest rates, job opportunities and construction trend impact every real estate investor. You need to watch the trends and keep in touch with local brokers, appraisers, investors and real estate attorneys.</p>
<p>No matter what you are investing in, you need an exit strategy. You need to know when you will sell, if you will take money and pay taxes or complete an IRS 1031 tax deferred exchange. Does your plan include enough money for your retirement? Will you pay off the property or refinance it and use the proceeds to buy another investment? What if the value of the home drops?</p>
<p>A weak economy is something you should watch. You need to know if a depressed market will pull out of it or last. This tells you when to exit. If you can&#8217;t find buyers when you are ready to sell, what will you do? Can you restructure your mortgage or have it assumed by a buyer. Check out what loan assumption costs are and if financing terms change with an assumption. You should research your financing options before you make any decisions, paying attention to more than just interest rates.</p>
<p>You need to think well into the future. Plan for the best and the worst. If you invest with a friend, what will happen if they need to pull out? Do you have enough money to handle emergencies or will you need to liquidate the real estate?</p>
<p>Your exit strategy is vital in making your decisions for the future. Plan with your goals in mind. The key is to take your time, pick the right property and live with what happens. In the worst case, the market goes away from where you expect and the value of the home goes down &#8212; at least you can have the tenants pay for the mortgage.</p>

It, therefore, follows that the future development of a firm could, to a large extent, depend on effective selection of capital investment projects.</p>
<p>Capital budgeting is the process of making investments in capital expenditure. Capital expenditure refers to that expenditure the benefits of which are expected to be received over a period of time, especially exceeding one year. The chief characteristic of capital expenditure is that expenses are incurred all at one point in time, whereas the benefits are realized in the future. Capital expenditure decisions are also called long-term investment decisions.</p>
<p>Some of the examples of capital expenditure are cost of acquiring permanent and long-term assets like plants and machinery, cost of additions, expansions, improvement or alterations in fixed assets, and research and development costs. Capital budgeting implies the firms decision to invest its current funds most efficiently in the long-term activities, in anticipation of an expected flow of benefits over a long period of time. The long-term activities include: searching for new and more profitable investment proposals, investigating engineering/ marketing considerations and making economic analyses to determine the profit potential of investment proposals.</p>
<p>The decisions concerning capital budgeting are crucial because they are long-term oriented and irreversible in nature. The efficient running of a firm is reflected by the way decisions are made for the effective utilization of the firms financial resources. Such capital budgeting decisions are considered to be of paramount importance, because they can affect the working of a firm.</p>

How to make a million dollars in real estate investment</p>
<p>I remember starting out as a real estate investor I had learned a very simple, yet mind-blowing strategy to make a million dollars in real estate.  The concept was taught by Marshall Reddick, who is an avid real estate investor, and to date, he has over 200+ real estate rental properties in his portfolio.</p>
<p>It could not have been said better than Marshall himself.  To make a million dollars in real estate, you must:</p>
<p>1.  Borrower a million dollars<br />
2.  Have someone else pay it back for you</p>
<p>Simple as that.  How does it apply to real estate investing, you may ask?  Well, all you need to do is purchase enough investment properties worth a million dollars total, and have them rented out.  That essentially is borrowing a million dollars in mortgage debt, and have your renters pay back the debt for you.</p>
<p>For many people, borrowing a million dollars may seem out of reach, but just as you would eat an elephant one bite at a time, so is buying real estate properties &#8211; you buy one house at a time.  Unless you live in California, there are still many states that you can purchase a home for around $100k.  Even if you are residing in California, you will need to stretch your vision and reach out-of-state.</p>
<p>Many people fear owning a property, let alone owning an investment property out of state.  However, as a true real estate investor, you must put yourself in the mode of a business owner.  Real estate investment is a business, and like any business, it may come necessary for you to hire people to work for you.  That&#8217;s what realtors and property managers are there for.  In order to really expand your real estate investing business, you must get comfortable with hiring property managers to manage your properties.</p>
<p>We have all heard good debt and bad debt, so don&#8217;t let the concept of owing money scare you off &#8211; especially when you can have someone else pay it back for you!  As an added bonus, real estate value on average has never gone down in value in history.  You hear people losing money in real estate because they could not hold on to their properties and they let them go at unfortunate times.  Even if real estate value do go down, you should never fear because you have someone else paying your mortgage &#8211; your renters.  As good as the concept of making a million dollar in real estate may sound, fear not and take the first step in your real estate investing.</p>

<p>Investments of any kind require that you learn about what you are investing your money in. Any other way of investing is only foolish, unless you have some really good financial counselors. But generally, the more you know the better off you will be. This is especially true in real estate, because the investments are large and the losses can be high. You should want to read all you can about it before you make any moves. Not only should you learn about how to choose a property that people will want, you also need to know how to research the local market to know what a property should sell for.</p>
<p>Types Of Property</p>
<p>There are a number of ways that you can get started in real estate. Largely this will be determined by how much money you have to get started with. If you do not have much money, you may want to start with foreclosures, or pre-foreclosures. These properties will be the cheapest, and, because of their value as opposed to their cost to you, could bring some excellent returns. You can buy them at less than market value, fix them up a little, and turn around and sell them at market value &#8211; for a good-sized profit.</p>

<p>When you want to buy property is it so that you can turn around and sell it &#8211; or do you intend to rent it out? Residential renters have a great many needs and may disturb your sleep if they need to have something done right away. On the other hand, commercial renters have a tendency to take of small things for themselves just to be able to get back to their business. Renting property out is one way to ensure an income over a long period of time, but will require a percentage of outlay to keep the property up. Commercial property, if in a prime location, however, is always sure to remain in demand.</p>
<p>While the real estate market is hot, there is a possible downside that you need to be aware of. Money that is tied up in real estate, while able to keep its overall value, could be tied up in that property for some time &#8211; not all property sells quickly. So you need to be able to figure in things like taxes, interest and other things that will eat at your profits over a period of time.</p>
<p>The market is good and much money can be made in it. It is just waiting for the right investor.</p>

<p>Finding buyers for investment properties does not have to be a complex marketing battle. In fact, successful real estate investors often find buyers and tenants for their properties before the even purchase a piece of real estate. They do this by focusing on other real estate investors. Other real estate investors are always looking for properties to buy, so if you can supply them with properties, you will have a steady stream of potential clients at your beck and call.</p>
<p>Developing a list of investor clients willing to buy your properties is as simple as:</p>
<p>1) Developing a brand. In order to have investors remember you, you need to develop a brand or identity that stands out. This can be as simple as wearing a distinctive style of clothing, having a polished image, being approachable and personable, or having a specific niche or focus that is intriguing. Even a memorable business name or business card can go a long way towards ensuring that people remember you.</p>
<p>2) Looking for title records. Visit a title company or get to know a local real estate broker to find local title records. Good investors who are interested in buying and selling lots of properties show up on these records very regularly, so when a few names show up in the records again and again, you know that those are contacts you want to make.</p>
<p>3) Marketing. When you eventually have your list of investors, you will have to do less marketing work in order to sell your investment properties. However, at the beginning, especially, you will need to market in order to generate a list of potential investors interested in your homes. To do this, hand out brochures, business cards, and other marketing materials to everyone you know. Try targeting your ads to places where you know investors visit. For example, sign up for the local investors club or advertise in a local publication that investors tend to read.</p>
<p>4) Look for street signs. Any signs that say &#8220;We Buy Houses&#8221; are generally from investors, and you generally want to get to know the people who are pasting around the signs in your area. You want to contact these people when you have investment properties you want to sell, and you want these people to call you when they come across business opportunities that they don&#8217;t want but which you might find intriguing.</p>

<p>Investment may be counted on the gross or the net basis. Net investment is gross investment minus depreciation. Investment may be ex-ante or planned or anticipated or intended investment; or it may be ex-post, i.e., actually realized investment, or when investment is not merely planned or intended, but which has actually been invested or implemented. This is so true when Buying Investment Properties.  </p>
<p>Another classification of investment may be private investment or public investment. Private investment is on private account, i.e., by private individuals, and public investment is by the government. Private investment is influenced by marginal efficiency of capital i.e., profit expectations and the rate of interest. It is profit-elastic. Public investment is by the state or local authorities, such as building of roads, public parks etc. In public investment, profit motive does not enter into consideration. It is undertaken for social good and not for private gain. </p>
<p>Investment which is independent of the level of income, is called autonomous investment. Such investment does not vary with the level of income. In other words, it is income-inelastic. Autonomous investment depends more on population growth and technical progress than on anything else. The influence of change in income is not altogether ruled out, because higher income would probably result in more investment. But the influence of income is negligible as compared with the influence of population growth and progress of technical knowledge.</p>
<p>Examples of autonomous investment are long-range investments in houses, roads, public buildings and other forms of public investment. Most of the investment is undertaken to promote planned economic development. It also includes long-range investment to bring about technical progress or innovations. Public investment means investment which occurs in direct response to invention, and much of the long-range investment, which is only expected to pay for itself over a long period, can be regarded as autonomous investments.</p>
